One of the benefits of using the Ailo new business pipeline is that no configuration is required. It comes setup with funnel stages that are designed to work specifically for property management.
Funnel stages are split into 2 key groups, active and future opportunities
Active opportunities
Discovered
All new opportunities, when first created, will appear in this funnel stage. Here your efforts will be focused on capturing more information on the nature of the opportunity.
Engaged
This is when you are actively engaged with an investor and you have determined their is an intent on the behalf of the investor to list their property for management.
Presented
You have presented to the investor and are now in the process of trying to get them to sign the management agreement
Signed
The investor has signed the management agreement and you are now in the process of leasing the property.
Under management
The property has now been successfully leased or managed by your agency.
Future Opportunities
This is where you can place opportunities that are not likely to lead to managements in the short term. Here you can track these opportunities and continue to nurture as appropriate.
Lost opportunity
Although the opportunity has been lost right now it does still present the opportunity for a future management. Placing an opportunity in this stage enables you to follow up with these investors, for example around the time of a first inspection if you lost the listing to another agency.
No current opportunity
You've determined there is no opportunity right now. Maybe the property is a holiday let or is owner occupied with no intention to lease just yet.
Changing a funnel stage
To change a funnel stage just open the property associated with opportunity and click and the funnel stage to select the new stage.
There is no prescribed order for moving opportunities between stages. Use the stages as best fits each individual case.
Funnel stages controlled by your Trust system
If you have your trust system connected to Ailo then certain funnel stages - Signed, Under Management and Lost Management will be controlled by information entered into you Trust system. This is to save you having to manage information across two systems.
Signed
As soon as the management start date is entered into you Trust system, Ailo will automatically move the opportunity into the Signed status.
Under Management
Ailo will also automatically move a property into under management when it sees that there is a management and tenancy start date in the past.
Lost Management
If the management ends when the property is archived or there is a management end date in the past then Ailo will automatically change the funnel stage to Lost Management.
When Ailo has moved the opportunity into the Signed or Under Management status this status indicator will appear greyed out and you will not be able to change the status.
It may take up to 24 hours for changes in your Trust system to be reflected by Ailo.
